A fizikai környezet átalakulását a társadalmi indukálja, a fizikai azonban visszahat és befolyásolja a társadalmit, ezért együttes kutatásuk szükséges. A városépítészet-elmélet kategóriapárjai közül a zárt/nyitott kettősség erre a feladatra kiválóan alkalmas, mert a városformát és a térhasználatot összekapcsolja. A városforma és térhasználat zárt/nyitott mátrixa négy alaptípust, azon belül a fizikai, vizuális és használati határok beemelése hét alcsoportotot eredményez: zárt, transzparens, rejtett, köztes, szigetszerű, kertes és nyitott. A történeti zárt és a modern nyitott formával szemben a kortárs város- és ingatlanfejlesztések a zárt/nyitott hibrid megoldásokat preferálják: nyitott forma zárt használattal, zárt forma felnyíló használattal működik. Az írás felhívja a figyelmet a tértagoló – épített és nem épített – határok megnövekedett jelentőségére, és a térhasználat megértése és alakítása érdekében ezeket bevezeti a hagyományos városforma-kutatások diskurzusába.
